306 ACRE WATERFRONT PROPERTY WITH DEVELOPMENT POTENTIALLocation/AreaGoodwood Island, 11kms from Pacific Highway, 22kms from Iluka by road/3kms by boat, and 69kms from Grafton. Situated at the eastern end of Goodwood Island in the Clarence River immediately west of Iluka. Goodwood Island is accessed by a concrete bridge from Woombah. The property is in a prime location for when the Port of Yamba is developed as a container port. It is 2kms east of the Goodwood Island Wharf. It is the first parcel of undeveloped land on the north side of the river after Iluka and Yamba going upstream towards Harwood. Property Type/SizeThis306 acre (123ha) property comprising the eastern end of Goodwood Island, has DA approval to construct a resort, eco tourism facility and ancilliary educational and recreational facilities. This DA approval incorporates a 60 seat restaurant overlooking the Clarence River, 50 self-contained cabins (19 x 1 bedroom and 31 x 2-bedroom) 2 x 16 bed dormitories, swimming pool, tennis courts, squash courts, cafeteria, bird hides and an ecology information centre. The property has mains electricity, town water and phone already connected. There is an easement for services along the northern boundary with 66kVa electricity, town water and Optic Fibre lines already in place. The new Iluka Sewage Treatment Plant is immediately to the east with spare capacity. The property has 2 large sheds, a small lock-up shed, a gazebo overlooking the river, a leafy outdoor dining area and a splendid sandstone wood-fired BBQ.
There are 2 x two bedroom houses with stunning river views which have recently been renovated. These are surrounded by a very large garden of approx 2 acres with dog proof fences. The gardens are planted with natives and provide a good screen from the southerly winds. The farmland comprises assorted grasses for grazing cattle, and is fenced to keep stock in. There are two high ridges - one at the eastern end and the other at the western end - which enable cattle to remain on the property in times of flood. The property has internal dirt roads which are contoured to shed rainwater and ensure continued access in inclement weather. The property has approx 3kms of deep water frontage to the Clarence River and another 3kms of water frontage to North Arm. The deep water shipping channel is adjacent to the property. It is only 250 metres from the eastern end of the property across North Arm to the National Park and SW outskirts of Iluka. There is an 800 metre airstrip at the SE end of the property and a boat ramp and canoe ramp next to the two dwellings.
This is the ultimate lifestyle property with extensive Clarence River frontage, abundant wildlife and natural beauty. It also has the potential to be a money generator from tourism, farming or holiday lets. Due to the size of the property being 306 acres, it should be possible to subdivide the property into three lots if the eco-tourism feature is not required. Council approval could be sought to build a new dwelling on any lot over 100 acres (40ha) as this is the Local Environmental Plan minimum for a dwelling entitlement within the zoning in the Clarence Valley. The two existing cottages are on one lot leaving plenty of potential to obtain two additional dwelling entitlements.

These provide good shedding from the elements for both cars and farm machinery. A lock-up colorbond shed provides a secure shelter for boats and canoes as well as garden equipment.
Boundary Fences The property was surveyed in 2007 and subsequently 5-strand barbed wire fences were erected on the boundaries to keep stock from straying. These also provide privacy from the many people who use Goodwood Island Road as a prime fishing location. All eight boundary gates are kept locked to improve security.. Effluent Disposal Two septic tanks service the dwellings and also an outside bathroom which is used by farm workers. Electricity, Water and Phone There is an underground connection to the dwellings from the 11kVa Essential Energy pole in the garden. This 11kVa line is connected to the 66kVa line on the northern boundary, which is the mains service line to Iluka...Town water is supplied by Clarence Valley Council along its Goodwood Island Road supply route. Phone is also supplied via Goodwood Island Road, although there is an Optic Fibre line within the northern easement which services Iluka.
